An annual fee paid by leaseholders to cover the cost of maintaining communal areas, building insurance, and shared services.
A service charge is a fee paid by leaseholders (typically flat/apartment owners) toward the upkeep of the building and communal areas. It is one of the most significant and often underestimated running costs for leasehold BTL properties.
What It Covers
Service charges typically include:
- Building insurance
- Communal area cleaning and maintenance
- Lift maintenance (if applicable)
- Communal gardens and landscaping
- Building management fees
- Reserve/sinking fund contributions (for major works)
Typical Costs
- Basic purpose-built flats: £1,000–£2,500/year
- Flats with lifts, concierge, or premium facilities: £3,000–£6,000+/year
- New-build premium developments: Can exceed £5,000–£10,000/year
Impact on Yield
Service charges are a fixed cost that reduces your net yield regardless of whether the property is occupied. A £3,000 annual service charge on a property generating £12,000 rent reduces your gross income by 25% before any other costs are considered.
