Cookies are small files stored on your device. We also use your browser's local storage, which works in a similar way. We only use optional cookies if you agree to them, and you can change your mind at any time.

Essential (always on). Clerk sets cookies to keep you signed in and to protect your account. We store your cookie choice in local storage (realyield_consent) so we do not ask again on every page.
Cookieless measurement (always on). Vercel Web Analytics and Speed Insights count page views and measure how fast pages load without storing anything on your device. Vercel identifies a visit by a hash of the request, which it discards after 24 hours, and the figures we see are aggregated.
Analytics and site testing (only with your consent). Google Analytics (cookies beginning _ga) tells us which pages and calculators people use. PostHog (a cookie and local storage beginning ph_) does the same, recording page views and the buttons and links clicked. It does not record your screen or what you type, we remove the details of your deal from the page addresses it sees, and it stores what it collects in its EU data centre in Frankfurt, Germany. Optimizely Web Experimentation (cookies and local storage beginning optimizely) lets us test changes to the site.
Marketing (only with your consent). The HubSpot tracking code (cookies __hstc, hubspotutk, __hssc and __hssrc) links your visits to emails we send, if you have signed up to them.

None of the optional tools load until you agree. If you later switch a category off, we delete the cookies those tools set on our site and stop loading them. . You can also block or delete cookies in your browser settings.

5. How We Use Your Data

We will only use your personal data when the law allows us to. Most commonly, we will use your personal data in the following circumstances:

Where we need to perform the contract we are about to enter into or have entered into with you.
Where it is necessary for our legitimate interests (or those of a third party) and your interests and fundamental rights do not override those interests.

We use third-party authentication services (such as Clerk) to manage user identity securely. We do not sell your personal data to third parties.

Our monthly email. If you give us your email address in one of the email sign-up forms on the site (creating an account does not add you), we add you to the monthly Net Yield Index email. That is the only marketing email we send. Our lawful basis is your consent, which you can withdraw at any time with the unsubscribe link in every email or by contacting us. We store your address in HubSpot, our email and contact management provider, which processes it on our behalf and stores it in its EU data centre in Germany. Some of HubSpot's own service providers may access it from outside the UK and EU, under recognised safeguards. We keep your address while you are subscribed. If you unsubscribe, we stop emailing you, and we will delete your details if you ask us to.

6. Data Security

We have put in place appropriate security measures to prevent your personal data from being accidentally lost, used or accessed in an unauthorized way, altered or disclosed. In addition, we limit access to your personal data to those employees, agents, contractors and other third parties who have a business need to know.
