Questions about average rental yields
What is the average rental yield in England and Wales?
The typical local authority has a gross rental yield of 4.4% and 3.4% net after letting fees, repairs and voids, before tax and mortgage costs. That is the median of 316 local authorities, from ONS average rents and HM Land Registry average prices (rents August 2026, prices July 2026). Scotland and Northern Ireland are not included.
What is the average rental yield in London?
The typical London borough has a gross rental yield of 4.4% and 3.3% net after letting fees, repairs and voids, before tax and mortgage costs (median of 32 boroughs; rents August 2026, prices July 2026). The highest is Tower Hamlets at 6.6% gross.
Which region has the highest average rental yield?
North East, where the typical local authority has a gross yield of 5.4%. South West has the lowest, at 4.2%. The table on this page lists every region's median and its highest-yielding area. Figures are before tax and mortgage costs (rents August 2026, prices July 2026).
What is the difference between gross and net rental yield?
Gross yield is a year's rent divided by the purchase price. Net yield takes off the running costs first: here a 12% letting agent fee, 5% of rent for repairs and one month empty a year. Neither includes the mortgage or tax, which the RealYield calculator adds.
