2. These terms

These terms apply when you use our website, our calculators, Deal Check, Ask RealYield, our templates and our connector for AI assistants (together, "the service"). By using the service you agree to them. If you do not agree, please do not use the service. Our privacy policy explains how we handle personal data.

3. Information, not advice

The service gives general, educational information about UK property investment. It is not financial, investment, tax, legal or mortgage advice, and it is not a valuation or a survey. We do not recommend any property, investment or tax arrangement.

Results are estimates. They depend on the figures you give, the assumptions shown, and public data that may be incomplete or out of date. Yields are before tax unless labelled otherwise. Tax rules and legislation change often. Some features, such as Ask RealYield and Deal Check's written summary, use AI to write text, and that text can be wrong.

Check current rates with HMRC or GOV.UK and take independent professional advice before making any investment decision. You are responsible for the decisions you make.

4. Public data

Some results use public data, including from HM Land Registry, the Office for National Statistics, police.uk, the Environment Agency, Natural Resources Wales, the Mining Remediation Authority and planning.data.gov.uk. We use it under its licences, mostly the Open Government Licence v3.0, and we show each source and its licence next to the results that use it. We do not control these sources. If a source does not answer, we say so rather than estimate it, but we cannot promise any source is complete, accurate or current.

5. Accounts

Some features need a free account. Sign-in is provided by Clerk. Keep your sign-in details secure and tell us if you think someone else has used your account. We may suspend or close an account that breaks these terms.

6. Using RealYield through AI assistants

You can connect the service to AI assistants such as ChatGPT and Claude through our connector at https://www.realyield.co.uk/mcp. See how it works.

The assistant is provided by another company, such as OpenAI or Anthropic, under its own terms and privacy policy. We do not control what the assistant says, including how it describes or summarises our results. Our results are what our tools return; check them on our site through the links provided.
Using Deal Check through an assistant needs you to sign in to your RealYield account. Your assistant then holds a sign-in token for that purpose. You can disconnect it in the assistant's settings at any time.
You must not use the connector to copy the service in bulk, to overload it, to get round rate limits or sign-in, or to build a competing data set. We may limit, suspend or withdraw connector access at any time.

7. Acceptable use

You must not misuse the service. That includes trying to gain unauthorised access, introducing malicious code, interfering with how it runs, or using it for anything unlawful. Automated access needs our written permission, except through the connector above, or through the tools our pages offer to AI agents running in your browser (WebMCP), used as intended.

8. Our content

The site's text, calculators, software, templates and design belong to us or our licensors. You may use the calculators and download the templates for your own property investing. You may not copy or republish our content for commercial purposes without our permission.

9. Availability and changes

We provide the service free of charge. We may change, suspend or withdraw any part of it. We aim to keep it running and accurate, but we do not promise it will always be available or free from errors.

10. Our responsibility to you

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded by law.

If you use the service as a consumer, your legal rights are not affected by these terms. We provide the service with reasonable care and skill. We are responsible for loss you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. We are not responsible for loss that was not foreseeable when you started using the service. Because the service gives general information and not advice, we are not responsible for the outcome of any purchase, investment, tax or other decision you make with it.

If you use the service for a business, including as a landlord running a lettings business, we are not liable to you for loss of profit, income, business or opportunity, or for any indirect or consequential loss. Subject to the first paragraph of this section, our total liability to you for all claims arising from the service is limited to £100.

11. Changes to these terms

We may update these terms, and the date at the top shows when they last changed. If you keep using the service after a change, the updated terms apply.

12. Law and courts

These terms are governed by the law of England and Wales. If you are a consumer, you can bring legal proceedings about the service in the courts of England and Wales. If you live in Scotland, you can bring them in Scotland or in England and Wales. If you live in Northern Ireland, you can bring them in Northern Ireland or in England and Wales.
