RealYield API for developers and AI agents

The figures behind RealYield's area pages are available as JSON. They are free, read-only and need no API key. Responses are cached for an hour, and the data changes once a month.

Machine-readable entry points

  • API catalog (RFC 9727): Lists these APIs as a Linkset, for automated discovery.
  • OpenAPI 3.1 description: Every endpoint below and the MCP transport, with response schemas.
  • auth.md: How an agent signs a person in for Deal Check on the MCP server.

Average rental yields by area

GET /api/locations

Average private rent, average property price and gross rental yield for every local authority in England and Wales that has both figures. Rents come from the ONS Price Index of Private Rents and prices from the HM Land Registry UK House Price Index, refreshed monthly. Yields are before tax.

Net Yield Index

GET /api/net-yield-index

Every area's yield after letting fees, repairs and an empty month, its monthly cashflow on a standard mortgage, and the mortgage rate at which rent stops covering costs, with regional medians and the assumptions used. The same figures as /rental-yields/net-yield-index. Before tax.

Every calculator, article, glossary term and template on the site, with a one-line description and its path. Filter it yourself; it is the index behind the site search.

MCP server

RealYield's calculators, search and area yields are also tools on a remote MCP server at https://www.realyield.co.uk/mcp (Streamable HTTP). Every tool is public except Deal Check, which asks the person to sign in to a free RealYield account. Agents can read auth.md for the sign-in flow. Data and terms

  • Rents are from the ONS Price Index of Private Rents and prices from the HM Land Registry UK House Price Index, used under the Open Government Licence v3.0.
  • Yields are before tax. Net figures use the assumptions returned with the Net Yield Index.
  • The figures are averages for a whole local authority, not a valuation of any property.
  • They are educational, not financial advice. Use of the site and these APIs is covered by our terms of use.
