Gas Safety Record (CP12)
The annual certificate confirming a Gas Safe engineer has checked all gas appliances, fittings, and flues in a rented property. A copy must reach the tenant before they move in.
Any rented property with gas appliances must have them checked every 12 months by a Gas Safe registered engineer, under the Gas Safety (Installation and Use) Regulations 1998. The engineer issues a gas safety record, still widely called a CP12.
The rules
- Annual check of every gas appliance, fitting, and flue the landlord provides.
- New tenants must receive a copy of the current record before occupation. Failing to do so is a criminal offence and can undermine possession claims.
- Existing tenants must receive the new record within 28 days of each annual check.
- Records should be kept for at least two years.
There is a useful flexibility: the check can be done in the two months before the due date while keeping the original expiry anniversary, which stops the renewal date drifting earlier each year.
Practical points
Book checks a month ahead so access problems do not push you past the deadline; the property access notice letter in our templates library covers the request. Carbon monoxide alarms are required in every room with a fixed combustion appliance, and testing them at the same visit is good practice.
